Three-bedroom bungalow, West Worthing

A 1950s detached bungalow of cavity-wall masonry construction on the western side of Worthing, in Goring-by-Sea. It is a principal scheme for the practice and a working reference project against which the Limewise specification standard is being set. The property was acquired in May 2026 as a conventional, tired family bungalow — gas-heated, part double-glazed, and energy-inefficient in the way most stock of its age and construction is — and it was taken on precisely because it is so ordinary. If a deep, measured retrofit can be made to work here, on a typical cavity-walled South Coast bungalow, it can be made to work across the bulk of the region's housing.

The works are being carried out as a whole-house retrofit under PAS 2035:2023, beginning with a full assessment of the building's fabric, moisture behaviour and existing services before any specification is fixed. The approach is fabric-first: the envelope is improved and the building made airtight before the heating system is sized, so that demand for energy is driven down before any plant is chosen to meet it. Only once the fabric is doing its work are the low-carbon services added — an air-source heat pump for heating and hot water, mechanical ventilation with heat recovery to manage air quality in a now-airtight building, and a roof-mounted solar photovoltaic array — sized to a house that needs far less from them than it did.

Construction began on site in the summer of 2026; the property is currently stripped back internally ahead of the fabric and services works. Practical completion is forecast for the final quarter of 2026, after which the building's actual energy performance will be monitored across a full heating season and recorded against the design intent. Detailed performance figures are not published in advance — the practice reports measured outcomes once they exist, not modelled promises made before the work is done.

Pipeline

Assets currently under appraisal.

The practice maintains an active acquisition pipeline focused on West Sussex, East Sussex and the South Coast. Current appraisals include further sub-£500k residential acquisitions for deep retrofit-and-hold, and a non-domestic asset — small commercial or mixed-use, sub-1,000 m² gross internal area — as an Article 4 / change-of-use led scheme. Pipeline detail is shared with serious counterparties on request.
