Statement of intent
CSQS Ltd (trading as Limewise) is committed to securing the health, safety and welfare of its directors, anyone engaged on its projects, and members of the public affected by its work, so far as is reasonably practicable, in accordance with the Health and Safety at Work etc. Act 1974 and associated regulations.
Responsibility
The directors hold overall responsibility for health and safety. Evan Williams is responsible for implementing these arrangements and reviewing this policy. Day-to-day site safety is managed by the appointed contractors under the arrangements below.
Arrangements
- We engage competent contractors and require risk assessments and method statements (RAMS) before works begin.
- We require reporting of accidents, incidents and near-misses, including RIDDOR-reportable events.
- We require safe systems for working at height, COSHH, electrical safety, fire precautions, welfare and PPE on our sites.
- Asbestos: as much of our stock predates 2000, we require an appropriate asbestos survey (refurbishment/demolition as relevant) and safe management before intrusive works.
CDM 2015 — our role as developer
On its projects Limewise acts as the client under the Construction (Design and Management) Regulations 2015. As the developer we do not undertake the principal contractor or final design roles ourselves; instead we:
- make suitable arrangements for managing each project and allow adequate time and resources;
- appoint a competent Principal Designer and Principal Contractor in writing where more than one contractor is involved, and set the design criteria our schemes must meet;
- provide pre-construction information, ensure a construction phase plan is in place, and (where a project is notifiable) ensure an F10 notification to the HSE and a health and safety file;
- satisfy ourselves that those we appoint have the skills, knowledge, experience and organisational capability for the work.
